Why homes here get dirty so fast

North Florida is hard on a house. We get long humid summers, heavy rain and a lot of shade from oak trees. That mix grows green algae on siding, black streaks on roofs and dark mildew across driveways and walkways. It is not just looks. Algae holds moisture against your siding and your roof, and a slippery driveway is a fall waiting to happen.

The fix is not the strongest sprayer you can rent. High pressure cuts into stucco, lifts paint, scars concrete and can tear up a roof. We wash houses and roofs the soft wash way: cleaning solution does the work, low pressure rinse takes it off, and the surface underneath stays in one piece.

What we clean

Every service has its own page with full prices and exactly what is included. Start with the service you need, or send the form and tell us what you are looking at.

How it works

  1. You call or send the form. Tell us the service, your neighbourhood and your address.
  2. We quote your home. Small jobs are often quoted from photos and a few questions. Bigger work, roofs and pavers get a quick visit and a measured quote. Same day quotes when the schedule allows.
  3. We book a time that suits you. Most house and driveway work is done the same week it is quoted, and same day washing is available when we are already on your street and the paperwork is signed.
  4. We wash, then we walk it with you. You see the result before you pay the balance. If a spot needs a second pass, we do it there and then.

See the difference a wash makes

The dark banding is living growth, and a proper wash treats it and lifts it out rather than moving it around.

Straight answers on price

We publish our price ranges because most people searching for a wash just want to know roughly what it costs before they call anyone. Your exact price depends on the size of your home, how tall it is, how much growth is on it and how easy it is to reach. Bundling saves money: a driveway added to a house wash on the same visit runs $150 to $250, and our annual plan takes 15 to 20 percent off repeat services with your price locked for 12 months.

The full breakdown is on the pricing page. No page on this site will ever show you a price we would not honour as a starting quote for a home that matches it.

Where we work

Our launch routes run in St. Johns and ZIP 32259 including Julington Creek and Durbin Crossing, Fruit Cove, Fleming Island and OakLeaf Plantation, and we take work across the wider metro from Amelia Island to St. Augustine and from Middleburg to Jacksonville Beach. The service area page lists every area with its own page, so you can see what we clean most in your neighbourhood.

Working in one area at a time is deliberate. It keeps drive time down, it keeps prices fair, and it means when you book, your neighbours can book the same week.

A local company, run by the person who does the work

Brightcoat Exterior Cleaning is locally owned and based in Middleburg, Florida. The person who quotes your job is the person who shows up to do it. We put every door sale agreement in writing with your right to cancel stated on it, and we treat your plants, your paint and your neighbours' cars like they are ours.

That is the whole pitch. Good work, clear prices, no pressure at the door. If we knock and you are not interested, we leave a card and we leave.

Questions, answered straight

A house soft wash typically costs $250 to $500 for a one story home and $450 to $900 for a two story home. Most single story tract homes land between $300 and $450. The exact price depends on size, height, access and how much algae growth is present, and every home is quoted exactly before work starts.

Yes. Soft washing is the recommended way to clean stucco, because the cleaning is done by the solution, not by pressure. High pressure is what cracks and pits stucco and drives water behind it. A soft wash cleans stucco, siding, brick and Hardie board without forcing water into the wall.

High pressure can damage a roof, which is why we never use it on roofing. Pressure strips granules off shingles, can crack tile and can void a roof warranty. Our roof soft wash uses solution and a low pressure rinse only. A shingle roof typically costs $375 to $900, a tile roof $875 to $2,000 and a metal roof $500 to $900, priced by size and pitch.

Paver cleaning, sanding and sealing typically costs $1.75 to $2.75 per square foot for most standard residential work, quoted after measurement, and it is a scheduled job over one to two days because pavers must dry fully before sealing. Sealed pavers in Florida typically need resealing every two to three years.
