House soft wash
A house soft wash is a low pressure wash for the outside of your home. We apply a cleaning solution that kills algae and loosens dirt, let it do the work, then rinse at low pressure. It cleans deeper than pressure alone and it does not damage siding, stucco, screens or paint.
Typical prices in the Jacksonville area:

Why soft wash instead of pressure washing a house
Pressure washing has its place. That place is hard flat concrete, not the walls of your home.
- Stucco cracks and pits under high pressure, and water gets driven behind it.
- Vinyl siding can crack, and high pressure pushes water up under the laps where it sits.
- Paint and window seals take damage that you often do not see until later.
- Algae comes back faster, because pressure alone knocks the growth off the surface and leaves the roots alive in the pores of the material.
Soft washing treats the growth itself. The solution kills the algae and mildew, the rinse removes it, and the clean lasts longer. That is why a soft washed house in this area typically goes about a year before it needs doing again, in line with the yearly cleaning cycle local homes follow.
What is included
- Pre wash walk around with you, so problem spots are agreed first
- Plants, shrubs and outdoor items near the walls wetted down and protected, and rinsed again at the end
- Cleaning solution applied to all exterior walls, soffits and the outside of gutters
- Low pressure rinse of the full exterior, including porch ceilings and entry areas
- Cobwebs, wasp nests at reachable height and dirt lines around doors and windows
- Final walk around with you before payment
Not included unless we agree it in the quote: roof cleaning, driveway and walkway cleaning, paver sealing, interior window cleaning and gutter cleaning inside the gutter. Each of those is priced on its own page, and most can be added to the same visit for less than booking them separately.
How long it takes
A small one story home usually takes about one and a half to two hours from arrival to pack up. A two story home with heavy growth takes longer, commonly two to four hours. You do not need to be home for the whole job, but we do ask that gates are unlocked, pets are inside and vehicles are moved off the driveway if the driveway is being cleaned too.

- Access around the house, with gates unlocked
- Cars out of the driveway if driveway work is booked
- Windows closed, and anything fragile near the walls moved or pointed out to us
Add it up and save
The most common pairing is a house wash with the driveway on the same visit. Separately they run about $525 together on a typical home; booked together the driveway comes in at $150 to $250 instead of a standalone trip. Add gutter brightening, the striped outside face of the gutters, for $80 to $240, and the whole front of the house reads finished at once.
Ask about the annual plan while we are there. It takes 15 to 20 percent off repeat services and locks your price for 12 months, which suits most homes here because the growth comes back on roughly a yearly cycle.
Questions people ask about a house wash
Will a soft wash hurt my plants? We protect plants before we start by wetting them down and covering anything sensitive, and we rinse everything again at the end. That is the standard way this work is done and it is part of every quote, not an extra.
Will it remove the black streaks on my roof? The walls and the roof are different jobs. Roof streaks need a roof soft wash, which is priced separately on the roof page. We will always quote the roof while we are at your home if you want it, because it is the one most people forget until they see the before and after photos of the walls.
Do I need to be home? Not for the washing itself. We do like you there, or reachable by phone, for the first walk around and the final walk around.
How soon can you do it? Same day quotes are normal when you call before mid afternoon, and same day washing happens when we are already working on your street and there is a slot. Otherwise most house washes are booked inside the same week.
What if it rains? Light rain does not stop a house wash. Heavy rain or lightning does, and we will move your booking to the next dry slot at no charge.
