How much does it cost to pressure wash a house in Jacksonville?

A house soft wash for a one story home typically costs $250 to $500 in the Jacksonville area, and a two story home typically costs $450 to $900. Most single story tract homes land between $300 and $450. The exact price depends on size, height, access and how much algae growth is present, and every home is quoted exactly before work starts.

What is the difference between pressure washing and soft washing?

Pressure washing uses high pressure water to blast dirt off a surface. Soft washing uses cleaning solution and a low pressure rinse, so the solution does the work instead of the pressure. Soft washing is the right method for house siding, stucco and roofs, because high pressure can crack stucco, damage siding and strip granules off shingles. Pressure still has its place on hard flat concrete like driveways.

Is soft washing safe for stucco?

Yes. Soft washing is the recommended way to clean stucco, because the cleaning is done by the solution, not by pressure. High pressure is what cracks and pits stucco and drives water behind it. A soft wash cleans stucco, siding, brick and Hardie board without forcing water into the wall.

Will pressure washing damage my roof?

High pressure can damage a roof, which is why we never use it on roofing. Pressure strips granules off shingles, can crack tile and can void a roof warranty. Our roof soft wash uses solution and a low pressure rinse only. A shingle roof typically costs $375 to $900, a tile roof $875 to $2,000 and a metal roof $500 to $900, priced by size and pitch.

How much does driveway cleaning cost?

A single car driveway typically costs $150 to $225, a double car driveway $200 to $300, and a large or circular driveway $275 to $400. Added to a house wash on the same visit, a driveway typically costs $150 to $250. Walkways and the front path are quoted with the driveway where they sit on your lot.

How much does paver sealing cost, and how long does it last in Florida?

Paver cleaning, sanding and sealing typically costs $1.25 to $2.75 per square foot for the full system, with most standard residential work at $1.75 to $2.75 per square foot, quoted after measurement. It is a scheduled job over one to two days because pavers must dry fully before sealing. Sealed pavers in Florida typically need resealing every two to three years.

Will the cleaning hurt my plants or pets?

Plants are protected on every job. We wet plants and shrubs down before we start, cover anything sensitive, and rinse everything again at the end. That is part of every quote, not an extra. We ask that pets are kept inside while we work, and that gates are unlocked so we can get around the house.

What do you need from me on the day?

An outside water spigot we can use, access around the house with gates unlocked, windows closed, and cars moved off the driveway if driveway work is booked. Anything fragile near the walls should be moved or pointed out to us. You do not need to be home for the whole job, but we like you there, or reachable by phone, for the first walk around and the final walk around.

How soon can you do the work?

Same day quotes are normal when you call before mid afternoon. Same day washing happens when we are already working on your street and there is a slot, and most house and driveway work is booked inside the same week it is quoted. Paver sealing is scheduled separately over one to two days. Light rain does not stop a wash; heavy rain or lightning moves the booking to the next dry slot at no charge.

Can I cancel a door sale? What are my rights?

Yes. Florida law gives you the right to cancel a sale made at your home at any time before midnight of the third business day after the date of the transaction, by giving written notice. Every door sale agreement we write states that right on it, in the wording Florida Statute 501.031 requires. If you cancel, any payments you made under the sale are returned within 10 business days of your notice.

How often should I have my house washed?

In the Jacksonville area, a house exterior typically needs washing about once a year, driveways every 12 to 18 months and roofs every two to four years, with shaded homes under oak canopy at the shorter end of each range. Our annual maintenance plan takes 15 to 20 percent off repeat services and locks your price for 12 months.

How do I pay?

We accept credit card and debit card. You see the finished result on the final walk around before you pay the balance. Paver sealing is the exception: a deposit books that job, because it is scheduled over one to two days, and the deposit and balance are stated on the written quote.
